There are typically 5 Phases in a custom home or residential remodel.

Preliminary Designs - floor plans of the proposed layout and sketches of the exterior elevations;

Schematics - final plan layout and exterior elevations;

Working Drawings - detailed and dimensioned construction drawings the contractor uses to build the house; these are then submitted to the Building Department to obtain the required permits;

Construction Supervision - on sight supervision of the project by the designer;

Post Construction - ongoing supervision to monitor any problems arising that require repair or replacement after the completion of construction

Obtaining contractor bids for the cost of the project usually occurs after Phase 3. Once you choose your contractor, and the required permits have been obtained, you are ready to break ground and start construction.

If possible, early in the construction phase you will want to select any interior and exterior fixtures or finishes that require lengthy order times (i.e. custom windows, special flooring, lighting, counter tops, hardware, kitchen and bath fixtures, etc.).

Keep in mind that during construction, any changes to the design can accrue extra costs and increased budget for the client. These often occur because the reality of what you see is not what you had imagined on the plans so it is important that both client and designer keep a close and continual watch on the project. This done, it should still be expected that a few things that will change over the course of the project and they cannot always be anticipated.
